Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Miami Owner’s Guide

A Famco chimney crown replacement in Miami typically costs $1,200 – $2,600 installed depending on flue size and masonry condition, and we stock Famco-compatible crown kits and custom-cast options on the truck for most residential applications. Chimney crowns are the concrete or metal cap that seals the top of the chimney around the flue, and when a Famco crown fails, homeowners usually find out through water staining on the ceiling near the fireplace, crumbling mortar bits in the yard, or visible cracks spider-webbing across the crown from the ground.

The crown is the chimney’s first line of defense against South Florida’s rain. A hairline crack lets water in, and water is what turns a $300 repair into a $3,000 rebuild. We see it every season across Miami, from Kendall to Cutler Bay: crowns that got installed correctly but never got sealed, or crowns that are the wrong size for the flue and crack within a few years. The good news is that a properly spec’d Famco crown, installed with the right bond and crowned with a proper wash slope, will handle Miami’s wet seasons for a decade or more.

Which Famco Models This Applies To

Famco builds chimney caps, crown forms, and flue terminations across several product lines, and the crown repair work we do generally applies to two situations: the cast-in-place concrete crown that Famco forms are designed to shape, and the manufactured metal crown assemblies that sit atop prefabricated or masonry chimneys. The compatibility question comes down to flue size and crown dimension, not a year or model number stamped on a tag.

If you have an existing Famco metal crown, look for the stamped model number on the underside of the cap or the flange. If you have a masonry chimney with a poured concrete crown, Famco’s crown forms and cap systems are sized to standard flue tile dimensions (8×8, 8×12, 12×12, and round equivalents). The critical measurement is the outside dimension of your flue tile, not the inside opening. Measure the flue tile’s outer edge, add at least 2 inches of crown overhang on every side, and you have the minimum crown width. In Miami, we also see a lot of chimneys with multiple flues sharing a single crown, which is where smaller pre-formed caps won’t do the job and a custom-cast crown becomes the only right answer.

On OEM versus aftermarket: Famco’s manufacturing is straightforward, and a quality aftermarket crown made from 304 stainless or proper aluminum alloy with the same dimensions will perform just as well. We stock both, and we’ll spec whichever matches the chimney and the budget. The failure point isn’t the brand name; it’s the fit, the sealant, and the slope. A perfectly good Famco crown installed without slope or with cheap silicone caulk will fail inside three Miami summers.

Signs Your Famco Crown Repair Is Failing

  • Water stains on the ceiling or wall near the chimney. This is the most common first sign in Miami. Water enters through crown cracks, travels down the flue, and shows up inside the house. By the time the stain appears, the crown has been leaking for months and the flue lining is likely taking damage too.
  • Crumbling concrete or mortar pieces in the yard or on the roof. Concrete crowns spall when water soaks in, and Miami’s heat expands and contracts the material every single day. If you’re finding gritty debris below the chimney, the crown is actively shedding material and needs assessment before the next big rain.
  • Visible cracks running across the crown surface. Hairline cracks eventually become quarter-inch gaps, and every crack is a water highway. The industry standard for crown wash is at least 1/8-inch slope per foot of crown width, and if the crown was poured flat, cracking is not a question of if, but when.
  • Rust stains or corrosion on a metal Famco crown. Aluminum and even some stainless grades will eventually react to Miami’s salt air and constant humidity. If the cap or crown assembly shows rust streaks or pitting, the metal is thinning and the assembly is approaching end of life.
  • The flue tile looks like it’s pulling away or shifting. When a crown loses its bond or cracks badly enough, the flue tiles can start to lean or shift. This is a structural warning sign, not just a cosmetic one. Hank Delano has seen crowns in Miami neighborhoods where the entire top section of the chimney needed to be rebuilt because shifting went unaddressed for a season or two.

Replacement Cost & What’s Included

A Famco-compatible crown replacement in Miami runs $1,200 – $2,600 for most single-flue residential chimneys. Here’s what drives the range:

What Drives the Price in Miami

  • Flue configuration. Single flue vs multiple flues. Adding a second or third flue changes the crown size and often requires custom forming on site.
  • Material choice. Poured concrete with a proper admixture and straight-line bond costs less at installation. Cast-in-place with stainless reinforcement and a high-strength mix costs more upfront but outlasts cheaper pours by years in Miami’s humidity.
  • Access. Steep roof pitches, tile roofs in Coral Gables, or chimneys over two stories all add labor. A one-story, walkable roof in Doral is a faster job than a three-story tile roof in Coconut Grove.
  • Masonry condition. If the top few courses of brick are soft or the flue tile needs replacement, the crown job becomes a partial rebuild. We’ll tell you before we start, with a written price and photos of what we found.

The written price includes everything: removal of the old crown if one exists, surface prep and masonry repairs within the quoted scope, forming or sizing the new Famco-compatible crown, proper bond/sealant installation, and full cleanup. You approve the number before any work begins, and the invoice number matches the quote number. Every crown repair carries our 365-Day Done Right Promise: if the covered repair fails within a full year, we return at no charge.

DIY or Call Us?

You can absolutely inspect your own crown. Get a ladder, stay off the roof if it’s steep or wet, and look for cracks, rust, missing sealant, or flue shifts. Take pictures. Whether you should repair it yourself is a different question. A crown that’s improperly mixed or lacks the right bond on the flue will fail inside a season, and you’ll have spent money to defer a problem that was never fixed.

The part that catches Miami homeowners is the seal. Crown-to-flue sealing requires the right sealant spec and a dry, clean joint. Miss that and you get the same leak, just with new concrete on top. We’ll be straight with you: some crowns can be sealed and get a few more years. Some need to be replaced. We’ll put the recommendation in writing, with photos, and if it can wait, we’ll say so. Tell me what you saw, I’ll tell you what it costs.

If the job needs doing, call (786) 305-7861 and we’ll get a crew out to Miami to look at it, give you a written price, and handle the rest.
