Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Inspection in Miami: What to Know First
We inspect Famco chimney systems throughout Miami with a straight answer on price before we ever put a ladder up. A standard Famco chimney inspection runs $149 – $249 for a Level 1, and we’ll tell you in writing whether anything needs work and exactly what it costs. This page covers how we handle Famco equipment specifically, what we look for, and where Famco parts tend to fail in Miami’s humidity and salt air. If you own a home with Famco components and you haven’t had the flue looked at in a year, call us at (786) 305-7861 and we’ll schedule a time that works.
We’re an independent Famco service provider, not an authorized dealer, and we don’t pretend otherwise. What we do have is two decades of chimney work, a written price before work starts, and a one-year guarantee on any repair we make.
How Famco Products Fail – and How We Fix Them
Famco makes solid equipment, but Miami’s climate punishes certain components harder than others. Here’s what we actually see on Famco jobs in this city:
- Famco vent caps on older masonry flues: The galvanized cap bases corrode at the mounting flange, especially within a mile of the coast. Salt air eats the zinc coating faster than anywhere else we’ve worked. We replace with a stainless aftermarket cap that bolts to the same footprint, and we coat the mounting hardware with anti-seize so the next inspection isn’t a fight.
- Famco top-mounted dampers that won’t seal: These units get gummed up with soot and creosote, but more often in Miami we find the cable has frayed where it runs through the firebox wall. When that happens the handle spins freely and the damper never actually closes. We replace the cable assembly rather than forcing the plate, which chews up the hinge pins.
- Famco chimney caps with plugged mesh screens: After burning seasons, the spark-arrestor mesh loads up with creosote so fine it forms a glaze. Miami’s wet season then turns it into a paste that blocks airflow entirely. The symptom is smoke rolling back into the living room on startup. We clean the mesh, and if it’s too far gone we spec a replacement with wider spacing that still meets spark-arrest code.
- Famco flue liners with moisture wicking at the clay tile joints: This is less about Famco’s build quality and more about Miami’s humidity. Water works into the mortar between clay tiles during summer storms, then the heat from a fire expands it and the joints start spalling. We spot this with a camera inspection and usually resolve it with a HeatShield resurfacing rather than a full reline.
- Famco draft inducers that won’t spin at startup: The motor bearings corrode after enough exposure to salty air, and the unit just hums. We test the capacitor first because it’s a $20 part versus a $400 motor, but if it’s the bearings we replace the unit with a direct-fit model and seal the electrical connection with dielectric grease.

Our Famco Chimney Inspection Process
A Famco inspection with our crew follows the same discipline every time. No shortcuts, no guesswork, and you see exactly what we see.
- 1
Call and schedule: You talk to a live person, not a phone tree. We confirm the appointment window and tell you who’s coming out.
- 2
On-site walkthrough: Our technician arrives in uniform, asks where the fireplace or appliance is located, and asks if you’ve noticed any smoke, odor, or water stains. We don’t start pulling tools until we’ve heard what you’ve seen.
- 3
Level 1 or Level 2 inspection: A Level 1 covers the readily accessible portions of the flue and firebox. A Level 2 adds a camera run through the entire flue, which is what most Famco systems in Miami need because the top section is where the salt air does its damage. We’ll tell you which one your situation calls for before we charge.
- 4
Camera diagnostics: Hank Delano looks at every frame himself. If there’s a crack, a blockage, or a corroded component, we show you the photo on the spot. You’re not taking our word for it.
- 5
Written findings and price: We put the findings in writing along with a dollar figure for any recommended repair. That’s the number you approve, and it doesn’t move.
- 6
Repair and guarantee: If you approve the work, we complete it, test it, and hand you a written guarantee good for one full year. If something we fixed fails inside that year, we return at no charge.

AfterWhat Famco Chimney Inspection Costs in Miami
Our inspection pricing in Miami is straightforward:
- Level 1 Famco inspection: $149 – $199. We check the firebox, damper, and accessible portions of the flue. Good for annual maintenance on a system that’s been regularly used and has no known issues.
- Level 2 camera inspection: $249 – $349. We run a camera the full length of the flue and document everything with photos. This is what we recommend for most Miami homes because the top of the flue takes the worst of the salt air, and you can’t see that from the ground.
- Level 3 inspection: Quote required. This involves removing a portion of the chimney structure to access hidden components, and the price depends on the masonry condition. We don’t quote Level 3 sight unseen.
What moves the price is access: a two-story tile roof in Coral Gables takes longer to set up on than a single-story in Kendall. If repairs come out of the inspection, we price those separately in writing before any work begins. Call (786) 305-7861 for an exact quote on your system.
Why Miami Homeowners Call Flint Chimney Co Miami for Famco Work
We’ve been doing chimney work since 2002 as part of the Garrison Partners family, and the way we run a Famco job hasn’t changed: written price before work, background-checked techs in uniform, and a 365-Day Done Right Promise on every repair. If a repair we make fails within a year, we come back and make it right at no charge. No argument, no re-billing.
We work with Famco parts regularly, but we’re not married to one supplier. When a Famco component is discontinued or backordered, we’ll spec a quality equivalent from DuraFlex, HeatShield, or Gelco and tell you exactly what we’re swapping and why. The decision is always yours, and it’s always in writing.
Hank Delano has inspected enough Famco caps on Miami rooflines to tell you the failure pattern just from the symptoms. As he puts it: “Tell me what you saw, I’ll tell you what it costs.”
FAQs
No. An inspection by an independent service provider does not void a Famco warranty. We document everything with photos and written findings, and we only use replacement parts that meet the original specifications. If a component is under warranty, we’ll flag it so you can pursue a claim through the manufacturer before paying for any aftermarket fix.
That depends on what the inspection finds. If the unit is structurally sound but has a failed damper cable or corroded cap, repair makes sense and we’ll tell you the exact price. If the firebox or flue has structural cracking that would cost more to repair than a full replacement, we’ll say so in writing. The camera photos back up whichever direction we recommend.
Most inspections are scheduled within 3 to 5 business days, and the inspection itself takes about 45 to 90 minutes depending on the system and roof access. We don’t do drive-by quotes, and we don’t leave you waiting for a callback from a dispatcher. Call (786) 305-7861 and we’ll set a window.
We show you the photo, explain the issue in plain words, and hand you a written price for the fix. You decide what gets done and what waits. If we say something can wait, we mean it. If we say it can’t, we’ll tell you why in terms you can verify.
Annually, even if you don’t burn. The salt air and wet-season humidity are the real threats here, not just creosote buildup. A cap that looks fine from the ground can be rusted through at the flange, and you won’t know until water stains show up on the ceiling. An annual inspection is the cheapest way to catch that early. Call (786) 305-7861 for a free estimate.
