Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Miami Owner’s Guide

A Famco damper repair in Miami typically runs $285 to $640 installed, depending on whether we’re replacing the damper plate, the cable assembly, or the full housing. We stock Famco-compatible parts on our trucks and can usually complete the swap in a single visit. Most Miami homeowners discover the problem the same way: a handle that spins freely, a cable that snapped mid-pull, or smoke drifting into the living room on a humid evening when the AC is running and the draft reverses.

The salt air and wet-season humidity here corrode damper hardware faster than almost anywhere else in the country. A Famco damper that would last 20 years in Phoenix might fail in 12 to 15 in Coral Gables or Coconut Grove, simply because the metal never fully dries out between seasons. That’s not a product defect. It’s Miami being Miami.

Which Famco Models This Applies To

If your damper has a Famco label, it’s almost certainly from one of three lines: the standard round top-mount dampers, the oval or rectangular models for older masonry fireplaces, or the cable-drive units used on pre-fab metal chimneys. The part number is stamped on the damper housing or printed on a small metal tag near the handle bracket. Look for a three or four digit series code, usually starting with “FD” or “RD” for round models.

Here’s the compatibility gotcha most people hit: Famco changed their cable attachment design in 2011. Pre-2011 dampers use a threaded set-screw fitting, while newer ones use a quick-pin clip. You can’t put a new cable on an old housing without an adapter, and not every supplier carries them. We keep both cable styles on the truck so we never have to make a second trip. If you’re replacing the whole damper, we usually recommend the OEM Famco part rather than a generic aftermarket equivalent, because the mounting hole spacing is specific to the brand and aftermarket plates sometimes sit a quarter inch off, which is enough to let smoke seep past on a windy day.

Flint Chimney Co Miami is an independent service provider, not affiliated with Famco. We work with their parts because they’re well-built and dependable, and because Miami chimneys see enough moisture that we’d rather install something that lasts.

Signs Your Famco Damper Repair Is Failing

  • The handle spins without resistance. That means the cable has detached from the damper plate or the plate itself sheared at the pivot. The damper is stuck open, or worse, stuck partway and letting conditioned air escape up the flue all day.
  • You hear a metallic rattle in the chimney when the AC kicks on. A loose damper plate vibrates in the draft. That’s not just annoying. It means the plate is partially detached and could drop further into the throat, making removal harder later.
  • Smoke rolls back into the room on humid or windless Miami evenings. A damper that won’t fully open restricts the draft. You’re getting incomplete venting, which means carbon monoxide is not leaving the house as fast as it should.
  • The cable is visibly frayed or rusted at the handle. Salt in the air eats the cable jacket first where it passes through the faceplate. Once the jacket cracks, the inner wire rusts within a season and snaps under tension.
  • The damper plate won’t stay in position. The friction gear or tension spring inside the housing is worn. You push it open and it drifts back partway. That constant drift wears the pivot bushings out faster.

Replacement Cost & What’s Included

You’ll pay $285 to $420 for a cable-and-handle replacement on a standard Famco round damper in Miami. A full damper plate and housing swap runs $440 to $640, depending on whether the flue opening is a standard 6 to 8 inch round or an odd-sized oval that needs the plate cut to fit. Every quote we give is written down before we touch the fireplace. The number you approve is the number on the invoice, full stop.

That price includes the part, the labor, removal of the old damper, proper disposal, and a full test of the assembly with the fireplace running if weather and flue conditions allow. It also includes the 365-Day Done Right Promise: a written guarantee on the repair, valid for one full year. If the damper fails again within that period because of our workmanship or a defective part, we come back at no charge. No argument, no service fee, no “well actually” conversation.

The range exists because damper housing conditions vary. If the existing housing is still square and rust hasn’t eaten the mounting flange, we reuse it and you stay at the low end. If the flange is gone and we have to grind out the old bolts and cement-anchor the new housing, you’re at the high end. We’ll show you the difference before we do it, with photos.

DIY or Call Us?

A damper cable is under moderate spring tension, but the real hazard here isn’t the mechanism. It’s the workspace. You’re reaching into a masonry firebox with sharp edges, often working overhead, sometimes on a ladder. The second thing that goes wrong for DIYers is the flue itself: you can’t see the damper seat clearly without a mirror and a good light, and a misaligned plate will leak smoke and CO into the house. That’s not a cosmetic problem.

What you can safely do is take the faceplate off, shine a flashlight up, and tell us what you see. A rusted cable, a crooked plate, a missing cotter pin. Hank Delano says it plain: “Tell me what you saw, I’ll tell you what it costs.” Call (786) 305-7861 and we’ll give you a straight answer before we ever schedule the truck.

We sell and install Famco damper parts alongside other professional-grade lines we stock, including DuraFlex liners, HeatShield repair products, and Gelco
