Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Cap Installation: The Miami Owner’s Guide
We stock and install Famco-compatible chimney caps throughout Miami, with typical installed pricing running $240 to $560 depending on the cap size and whether your flue tile needs any prep work. Most installations take under two hours once we’re on the roof. The most common way owners discover their Famco cap has failed is rust streaking down the chimney chase, birds in the firebox, or water staining on the ceiling near the flue chase after a heavy Miami downpour.
Which Famco Models This Applies To
Famco builds caps for standard round flue tiles from 4 inches up to 13 inches in diameter, plus a handful of rectangular and oval chase covers. The model number matters less than the actual flue measurement. That’s where most failed installs go wrong. If you have a Famco CC series or an EC (extended coverage) model, the mounting hardware differs from the base-cap set screws on their standard line, but the fit principle is the same: we measure the outside diameter of your existing flue tile and match it to the inside dimension of the cap’s skirt.
You won’t find a Famco part number stamped on the cap itself most of the time. What you will find is a brushed stainless ID band on the exterior skirt of newer units. On a Miami roof, the quick check is whether you see pitting or rust bleed around the screen fasteners – salt air eats those before the cap body itself. As for OEM versus aftermarket, Famco caps are priced close enough to quality equivalents that there is no real savings in going aftermarket unless you need a custom dimension. We specify Famco when the existing cap is Famco, and we are an independent service provider, not a Famco dealer or franchise.

Signs Your Famco Chimney Cap Installation Is Failing
- Water staining on the chase or ceiling below. The cap’s screen or hood has shifted, or the mounting screws have worked loose. Miami’s afternoon thunderstorms push water sideways, so a cap that only fails in driven rain is still failing.
- Rust streaks running down the chimney exterior. The cap body or band is corroding. Stainless steel still rusts eventually in coastal air. It starts at the screw holes first.
- Debris, leaves, or nesting material in the firebox. The screen mesh is torn or the cap has separated from the flue tile. One bad crawl-space bird nest is usually the giveaway.
- Draft problems that appear only on humid, windless days. A cap that seemed fine in winter can choke airflow in summer. Soot and creosote pack against the screen and the cross-sectional area shrinks.
- You hear the cap rattling during storms. That is mounting hardware flexing. It only gets worse, and every gust works the screws a little looser in the mortar.
Replacement Cost & What’s Included
In Miami, expect total installed cost between $240 and $560 for a standard Famco single-flue cap. The low end covers removal of the old cap, a matching replacement, and tightening or re-bedding the mounting hardware. The top end adds a new storm collar, a stainless screen upgrade, and minor flue tile prep if the existing tile crown is chipped enough that the cap won’t seat flush.
The number on the written estimate is the number you pay. No climbing-on-the-roof surcharge, no “we found something else” escalation without a conversation first. The parts cost is itemized separately from labor, because that’s the only way an invoice makes sense. Most of the labor hours in a Miami install go to ladder setup and safe roof access, not the cap itself. And the work carries our full-year written guarantee – if a covered repair fails in the next 365 days, we return at no charge. No argument, no second invoice.

You can absolutely do the diagnostic part yourself. A pair of binoculars gets you a decent look at whether the cap body has corroded, whether the screen is torn, or whether it’s simply sitting crooked on the flue. That’s useful when you call. Tell me what you saw, I’ll tell you what it costs.
The installation itself means working on a roof, usually a two-story Miami barrel-tile roof with a slope, and around the edge of a chimney chase that may be thirty feet up. The risk isn’t the cap; it’s the footing, the ladder, and the pitch. One wrong step on wet tile after a storm, and you’re not saving $300 anymore. Our technicians are uniformed, careful about roof access, and they replace bedding compound and flashing nails only when they need to – and only with prior approval. If you’re comfortable on a ladder and your roof is a low ranch with a walkable surface, it’s a bolt-on swap. But for most Miami homes, the safer call is (786) 305-7861.
FAQs
A Famco stainless cap typically lasts 6 to 10 years exposed, and often less within five miles of the coast where salt in the air accelerates pitting at the screen fasteners and weld points. The cap body will outlive the screen mesh nearly every time.
We can sometimes re-seat, re-bed, or tighten a cap that has simply worked loose, but torn screens and rusted mounting bands are not worth patching – the cost of a replacement screen approaches a new cap and won’t fit as well.
Most Famco cap installations are done in under two hours from ladder-up to truck-pack. If we find damaged flue tile crown that needs prep work, it pushes longer and we’ll tell you before any work starts.
We keep a range of common Famco sizes on the truck for round flues, including mesh and storm collar choices. Custom or oversized dimensions get ordered and installed within a week. Call (786) 305-7861 and we’ll tell you if yours is a stock size.
